When it comes to buying property, I am a firm believer that the more educated a buyer is about the process, what to look for, what product is available, and how to determine value, the more comfortable and confident they will ultimately feel about their purchase decision...and, of course, the happier they will be in the long run. This is especially true when it comes to first-time buyers. That's why buyer education has always been a huge part of my Exclusive Buyer Services. Whether through my introductory buyer meetings, first-time buyer seminars, social media outlets, or one-on-one consultations while viewing property with clients, my commitment is to ensuring my clients are constantly learning. As part of my ongoing commitment to building my clients' knowledge, I offer a free Buyer's Guide to each of my valued buyer clients. This guide provides buyers with a great introduction to the ins and outs of buying property in Vancouver, as well as a useful overview of the purchase process. It sets out expectations and key things to consider, helps to clarify anticipated purchase expenses, and identifies key service providers that will be critical throughout the purchase process. Arguably, one of the most valuable services a Realtor can offer in the purchase process is their ability to not only provide you with information, but also to offer you sound advice, guidance and direction on various decisions that need to be made. This is where my experience, my analyitical skills, patience, and my relaxed teaching style all play a major role. With over 14 years of personal property ownership, almost a decade selling real estate, experience working in the financial industry, and a previous career as a professional consultant, my skills and experience in this area far exceed that of my professional colleagues. My primary role as your Realtor is first to listen; then help you assess your needs (which surprisingly, are not always obvious) and work with you to make smart purchase decisions that will help you achieve your own short and long-term goals. Without getting in the way or pressuring you, I provide support, guidance, and yes, sometime even relationship counselling, to help you navigate this course. As a buyer, you are fully entitled to enlist the services of whomever you choose when it comes to arranging mortgage financing, conducting home inspections, or providing legal services. If you are like most buyers however, you have limited resources to know who to turn to for these important pieces of the purchase process. As a realtor, I am constantly coming in contact with service professionals who are experts in these areas and keep in contact with many of them. I am always available to provide buyers with referrals to lenders/mortgage brokers, home inspectors, lawyers and notaries in order to ensure that you are getting the very best quality service available to you at each stage of your purchase.
In today's competitive market, buyers are much more on top of listings, sales & property values than ever before. The internet has enabled more people to search listed properties on their own anytime online, resulting in an environment where complete market exposure of brand new listings can take place in a much shorter time frame than ever before...just a few days in most cases. Serious buyers simply must constantly have their ear to the ground, or risk missing out on the next perfect property. A day or two can make a world of difference.
To ensure that you are able to effectively follow market activity and never miss your opportunity on a new listing, each of my buyer clients receive exclusive access to a personalized online property search (called Private Client Service), which is a secure custom website that stores all your relevant listings in one location, and enables you to receive instant notifications of brand new listings, price changes on active listings, and listing status changes, including recent sales as well as there actual selling prices. Without question, my clients have found this to be an exceptionably valuable service and many of them even ask me to keep their searches running long after they have bought something.
Once we are able to agree on a list of specific properties that seem to best match your search criteria, I will personally plan and coordinate a series of viewing times to visit the properties. The best way to do this in the beginning of any search is to setup what we like to call Property Tours, where we arrange back-to-back appointments to view several properties at one time. These tours allow buyers to become very quickly acquainted with the listing inventory, and provides the perfect opportunity to shop and compare each one. And don't be surprise however if you happen to find your ideal property on the very first tour! In fact, from my experience, buyers who have a good sense of what they are looking for actually find it very early in their search. And a lot more often than you'd think, it's one of the very first properties they view.
The most common thing I hear from these people is: "We absolutely love it, but we just started looking...". My best advice here: BE READY and don't run for the hills if the perfect place comes along (much) sooner than expected. Be thankful.
Of course, when you do get excited because you've found the perfect place, I will help you assess its fair market value before we prepare an offer and begin offer negotiations. What you offer on a property should not simply be a dollar value relative to its list price, but should also be based on an accurate assessment of what it's actual market value should be (independent of its list price). The list price is simply a guideline. We will compare similar recent sales and review active listings to determine what's fair and reasonable. Of course, consideration will also be given to key variables, such as how long the property has been on the market for, the level of other interest and activity in the listing, as well as how closely the property fits your specific needs relative to others that you have seen.
Offers (Contracts) and related forms can be overwhelming for many buyers, particularly if it's your first time buying a home. Not only will I prepare all necessary contracts for your signatures, but I will sit down with you and clearly explain all relevant sections and clauses in a way that's best suited to your communication style. Based on what I know about you and your needs and/or circumstances, I will constuct an offer with appropriate terms and conditions and then will review them with you in detail to be sure you are comfortable that there is nothing we have missed. Ultimately, my goal is to draft a legally enforcable offer with your comfort and best interests at heart, while still being compelling to the seller.
One of the most important parts of the purchase process is without question the offering strategy and negotiation process. Every offer situation is different. And the strategy used when offering on a property can have a dramatic effect on the eventual outcome. The timing of the offer presentation, the nature of my communication with the listing agent, and the specific details of your offer all form a part of our offering strategy. Without carefully considering these factors before presenting an offer, fatal consequences could be the result of your quest to secure your perfect home. To this end, I am a firm believer that, as your agent, it is in your best interest for me to maintain a positive working relationship with the listing agent. The quality of this relationship and the listing agent's general impression of me can dramatically effect how your offer is dealt with and how much cooperation we see from the listing agent and the Seller in this process. This is particularly true when the listing agent is dealing with multiple or competing offers. The type of offer we write, and the timing of its presentation and negotiation, will vary from property to property and from seller to seller, based on various circumstances and market conditions. Each approach has its advantages and disadvantages. Before deciding on a strategy, I will explain the various options, their advantages and disadvantages, and of course, suggest what I feel will be the most effective approach. But ultimately, the final decision on any negotiation strategy will be yours.
