Personally, I have always been a huge proponent of Open Houses. Not all Realtors would agree with this statement. But from my experience, buyers who indicate that they are "just looking around" are often much more serious than they are willing to let on. While it's true that the majority of serious buyers are working with Realtors and arranging private showings, there is a good portion of the buyer pool that is more passive and would rather not impose upon a listing agent or their own Realtor until such time as they find a property they are serious about. Instead, they simply browse listings online and visit open house for listings that may catch their eye...essentially, listings that demonstrate good value and show exceptionally well. Providing a hassle-free, non-threatening invitation for them to view your property (aka "an Open House") may just eliminate a critical obstacle in their eyes.
And because buying a home can be a very emotional decision for many, these are precisely the people you want visiting your home, especially after the efforts you have made to have your home look its absolute best. It's amazing how many listings I have sold to buyers who were first introduced to the property at an open house and without having first contacted their own Realtor. Repeatedly I hear "The place looked so amazing online, I just had to come and see it first hand". They fall in love and immediately call their Realtor to get their opinion. I love these buyers and always welcome them at my open houses!
Showing listings is in my opinion, one of the most under-rated components of the property selling process. The way in which a property is shown and the delivery of information provided by a listing agent can either solidify or dissolve a buyer's initial impressions and be the difference between a good and a bad feeling about the property in general. From my perspective, a Listing Realtor's job is to complement the selling process, add valuable insight during the viewing process, and ultimately, help build a buyer's knowledge, comfort and trust about the product itself AND the intentions of those selling it.
To this end, I endeavor to show all my listings personally. During showings, I apply a friendly, non-pressured, but very informative approach. I'm always courteous, respectful of other agents and their clients, and provide a forum where buyers are able to offer their own thoughts and opinions in a non-threatening manner. Furthermore, I make a conscious effort to have answers or seek answers to buyers' questions and/or concern, which sometimes means doing additional research and following up with buyers or their agents after showings. I find that this approach not only helps to collect much needed feedback to assist in marketing efforts, but also serves to build trust with buyers and their agents...eventually resulting in the higher likelihood of offers and a more cooperative and successful negotiation.
